A junior ADU, or JADU, is the smallest of the four things we build. Nothing new goes up in the yard: one room and a bath inside your house become a suite with a door to the outside, so whoever lives there comes and goes without walking through your kitchen.

Which room can become one

  • A bedroom at the back of the house, where a new door can go in
  • An attached garage, or part of one
  • A den or a back room with a bathroom close by
  • A room that already has its own door to the side yard

A junior ADU comes with a few rules of its own. City rules and fees change. We check your lot against your city's current rules before we draw anything.

What we build into the room

  • An outside door, with a light and a landing, so the suite has its own way in
  • A compact kitchen: a sink, a counter, cabinets and the wiring for small cooking appliances
  • A bathroom for the suite, new or remodeled
  • Quiet: insulation in the walls the suite shares with your house
  • Comfort: heating and cooling for the room, and outlets where the bed and the desk will go

The first step is a free yard visit.

About an hour at your house, and it costs nothing. Three working days later the price reaches you in writing, with a schedule of the work and payment dates.

Who it suits

A junior ADU suits a grown child coming home who wants a door of their own, or a parent who'd rather not walk across a yard to see you. It also works for a tenant on a lot where you live in the main house, or as a quiet room for work.

How it goes

  1. Free yard visit. We walk the room you have in mind and the outside wall where the new door would go. Your written price follows, with a schedule of the work.
  2. Drawings and permit. You approve every sheet and we file the plans. The plan checker's corrections come to us.
  3. The build. The door opening, the kitchen and bathroom lines, then walls and finishes, with city inspections along the way.
  4. Move in. Once the final inspection passes, the suite is ready to live in.

What the price depends on

  • The room you start from, and whether it's in the house or the garage
  • Cutting the new outside door, and what runs through that wall
  • How far the kitchen and bathroom sit from the existing pipes
  • Whether the panel has room for the new circuits
  • The cabinets, counters, tile and fixtures you choose

City fees go from you straight to the city, outside our price.

What you get

  • Insulated walls between the suite and the rest of your house
  • Drawings you approved, and the permit to build them
  • A finished suite, signed off by the city at the final inspection

Questions about junior ADUs

Can we live in the house while you build it?

Yes. We close the room off from the rest of the house while we work. The water or the power goes off only when we tie the new lines in, and the Friday note the week before tells you which day.

Is a junior ADU the same as an attached unit?

No. A junior ADU uses space already inside your house. An attached unit is a new addition built onto the outside, with a full kitchen of its own.

Can a garage become a junior ADU?

An attached garage can. A detached garage becomes a full ADU instead, which is a garage conversion.
